Concept Design: Test the Development Before You Commit

Concept Design is where the assumptions behind a development start meeting reality.

By this point, you may understand the site.

You may have assembled your Development Team.

You may have established a Development Brief around yield, market, quality and budget.

Now those assumptions need to be tested spatially.

Can the intended number of dwellings actually work?

Can vehicles get in and out properly?

Can the apartments achieve good orientation, privacy and outlook?

Is there enough room for landscaping and communal amenity?

Can the planning requirements be resolved without compromising the entire project?

And perhaps most importantly:

Can the development be designed in a way that is commercially sensible to build?

Concept Design isn’t simply about producing an attractive image of what the development could look like.

It’s about testing whether the development works before too much time and money are committed to it.

This is Article 04 of The Development Blueprint — a practical guide to approaching development through design, planning, construction and commercial reality.


Concept Design Is a Test, Not a Finished Building

Early design is sometimes treated as a miniature version of the final design.

It shouldn’t be.

At Concept Design stage, there are still too many important questions to answer.

The purpose is to explore.

Test.

Compare.

Challenge assumptions.

And identify problems while they are still relatively inexpensive to solve.

A concept might investigate:

  • Building position
  • Dwelling yield
  • Building height
  • Apartment or townhouse mix
  • Vehicle access
  • Parking
  • Pedestrian circulation
  • Building orientation
  • Views
  • Privacy
  • Setbacks
  • Site cover
  • Landscaping
  • Communal spaces
  • Rooftop amenity
  • Pool locations
  • Service areas
  • Waste collection
  • Preliminary structural logic
  • Relationship to neighbouring properties

Not every answer needs to be final.

But the major pieces need to start making sense together.

The value of Concept Design isn’t certainty. It’s better information.


Start With the Development Brief

In Article 03 of The Development Blueprint, we looked at creating a clear Development Brief.

This is where that work becomes useful.

If the brief says the project is targeting high-end owner-occupiers, the design needs to test what that actually means.

Larger residences?

Better orientation?

Generous balconies?

Greater privacy?

More landscaping?

Rooftop gardens?

A pool?

Premium communal spaces?

Better views?

If the project is targeting a particular yield, Concept Design tests whether that yield can be achieved without undermining everything else.

If the feasibility assumes a particular construction cost, the concept needs to avoid unnecessary complexity that makes that assumption unrealistic.

The brief establishes the target. Concept Design tests whether the target works.


Yield Is Important — But Yield Isn’t Everything

For many developers, one of the first questions is:

How many dwellings can we fit?

That’s understandable.

Yield can have a significant effect on development feasibility.

But there is a difference between fitting dwellings onto a plan and creating a development people actually want to live in.

An extra apartment might increase theoretical revenue.

But what happens if achieving it creates:

  • Poor orientation
  • Awkward circulation
  • Reduced landscaping
  • Compromised privacy
  • Smaller balconies
  • Difficult parking
  • More complicated structure
  • Worse views
  • Greater planning risk
  • A less desirable overall product

Sometimes the additional yield is worth it.

Sometimes removing a dwelling can improve the remaining residences enough to create greater value elsewhere.

The objective isn’t necessarily maximum yield.

It’s the right yield for the site, market and development model.

That’s a design question as much as a feasibility question.


Test More Than One Option

One of the biggest advantages of Concept Design is that major decisions haven’t been locked in yet.

Use that flexibility.

Instead of immediately developing the first workable idea, test alternatives.

What happens if the building moves?

What happens if access comes from somewhere else?

Could parking be arranged differently?

Would two smaller building forms work better than one large one?

Could changing the dwelling mix improve the project?

Would a rooftop garden create better communal amenity than using valuable ground-level space?

Can the best views be allocated more strategically?

Could circulation be simplified?

Can the building respond better to the slope?

You don’t need dozens of options.

But you usually want enough exploration to understand why the preferred option is preferred.

The first idea isn’t necessarily wrong.

It just hasn’t earned the right to become the project yet.


Design From the Site, Not Onto It

A good multi-residential development should feel like it belongs on its site.

That doesn’t mean it needs to disappear into the landscape.

It means the design responds intelligently to the conditions already there.

Orientation.

Topography.

Views.

Vegetation.

Street frontage.

Neighbouring buildings.

Access.

Noise.

Prevailing weather.

Solar exposure.

Planning constraints.

On a sloping site, for example, stepping the building with the terrain may help reduce retaining and excavation while improving views.

On another site, concentrating the building footprint might preserve meaningful landscape areas.

A corner site might create different access and address opportunities.

A constrained infill site may demand much more careful thinking around privacy and overlooking.

The site isn’t simply where the development goes.

The site should help shape what the development becomes.


Planning Controls Need to Become Design Decisions

Knowing the planning controls is one thing.

Designing intelligently within them is another.

At Concept Design stage, controls around matters such as:

  • Building height
  • Setbacks
  • Site cover
  • Density
  • Private open space
  • Landscaping
  • Parking
  • Vehicle access
  • Building separation
  • Overlooking
  • Streetscape
  • Waste
  • Stormwater

start becoming physical design decisions.

This is why planning and design need to communicate early.

A concept that ignores planning requirements might look impressive but create unnecessary approval risk.

At the same time, simply drawing the most conservative interpretation of every control can leave development potential unexplored.

Good Concept Design looks for the strongest development outcome within the planning framework — not simply the easiest drawing to approve.


Access and Parking Can Shape the Entire Development

On multi-residential projects, vehicle access is rarely a minor detail.

A driveway consumes land.

Parking consumes land.

Vehicle manoeuvring consumes land.

Ramps affect levels.

Basement access affects building position.

Garbage collection affects circulation.

Fire access may introduce additional requirements.

And all of those things compete with architecture, landscaping and pedestrian amenity.

That’s why parking shouldn’t be treated as something to squeeze underneath the building after the apartments have been designed.

The access strategy can influence the entire site plan.

Ask early:

Can vehicles enter and leave safely?

Do the driveway gradients work?

Can vehicles manoeuvre properly?

Where will visitors park?

How will residents move from parking to their homes?

Where does waste collection happen?

Does the parking arrangement create unnecessary structure or excavation?

Solve access early and the rest of the development often becomes easier to resolve.


Good Amenity Creates Value

For higher-end multi-residential development, amenity isn’t just a planning requirement.

It’s part of the product.

Natural light.

Views.

Privacy.

Cross ventilation.

Generous outdoor areas.

Landscaping.

Rooftop gardens.

Pools.

Communal spaces.

Well-designed arrival experiences.

These things can materially influence how a development feels — and how the market perceives it.

But good amenity doesn’t necessarily mean adding more facilities.

A poorly located rooftop terrace that nobody wants to use doesn’t create much value.

Neither does a pool squeezed into an uncomfortable leftover space simply so it can appear in the marketing brochure.

Amenity needs to feel intentional.

The best amenity is integrated into the architecture rather than added to it.

For a premium development, this becomes particularly important.

Buyers aren’t only comparing floor area.

They’re comparing experience.


Think About the Apartments From the Inside Out

Site planning and building form matter.

But eventually somebody has to live inside the development.

Concept Design should begin testing the quality of the individual residences as well.

Where does someone enter?

What do they see when they walk in?

Does the living area connect naturally to outdoor space?

Where does the morning sun enter?

Where are the best views?

Can bedrooms achieve privacy?

Is there enough storage?

Are circulation areas efficient?

Can furniture actually fit comfortably?

Does the kitchen work as part of the living space?

Do balconies feel genuinely usable?

On premium multi-residential projects, small planning decisions can have a significant effect on perceived quality.

A development can look impressive from the street and still contain ordinary apartments.

The architecture and the residences need to work together.


Don’t Ignore Construction

Concept Design may be early, but construction thinking shouldn’t be absent.

A simple line on a drawing can represent an expensive decision on site.

Large structural transfers.

Deep excavation.

Extensive retaining.

Complex basement geometry.

Long cantilevers.

Unusual facade systems.

Multiple changes in building level.

Complicated waterproofing conditions.

None of these things are automatically wrong.

Sometimes they’re exactly what the project needs.

But they should be intentional.

If a simpler design achieves almost the same architectural and commercial result at significantly lower construction risk, that’s worth understanding.

Buildability is part of good design.

Not something to consider after the design is finished.


Keep the Feasibility Alive

The feasibility that helped justify the project shouldn’t disappear once design starts.

Concept Design generates better information.

Better information should update the feasibility.

Perhaps the achievable yield is different.

Perhaps the average dwelling size has increased.

Perhaps basement parking is more extensive than expected.

Perhaps retaining is significant.

Perhaps the premium apartments can achieve better sale values.

Perhaps a rooftop amenity area creates additional market appeal.

Whatever changes, update the numbers.

Design and feasibility should develop together.

If the design team is working on version seven while the feasibility is still based on version one, you’re no longer evaluating the same project.

This feedback loop is one of the most important disciplines in development.

Design.

Test.

Cost.

Review.

Refine.

Then repeat.


Know When the Concept Is Working

Concept Design can continue indefinitely if nobody defines what needs to be resolved.

You aren’t trying to answer every question.

You’re trying to answer the important ones.

Before progressing, you should have increasing confidence around things such as:

  • Overall development yield
  • Dwelling mix
  • Site planning
  • Building form and scale
  • Planning strategy
  • Vehicle access
  • Parking
  • Major levels
  • Landscape strategy
  • Amenity
  • Preliminary construction approach
  • Key site constraints
  • Major consultant issues
  • Commercial direction

There will still be unresolved details.

That’s normal.

But the project should now be considerably more informed than the idea you started with.

A successful concept gives the Development Team enough confidence to move forward — or enough information to change direction before it becomes expensive.

Both outcomes are valuable.


Be Prepared to Challenge the Brief

Sometimes Concept Design confirms the original Development Brief.

Sometimes it exposes a better opportunity.

Perhaps fewer, larger residences create a stronger premium product.

Perhaps the site can support more yield than initially assumed.

Perhaps the pool belongs on the rooftop rather than at ground level.

Perhaps the best part of the site should become communal landscape instead of another dwelling.

Perhaps basement parking doesn’t make commercial sense.

Perhaps the development should be staged differently.

Perhaps the entire product mix needs reconsidering.

That’s not the design process failing.

That’s the design process doing its job.

A concept should test the brief, not blindly obey it.


Concept Design Is Where Risk Becomes Visible

Early in a development, many risks exist as assumptions.

“We should be able to get the access to work.”

“The parking should fit.”

“The height should be okay.”

“We’ll sort out the stormwater later.”

“There should be enough room for landscaping.”

Concept Design begins turning those assumptions into something that can actually be assessed.

Some will prove correct.

Others won’t.

The important thing is discovering the difference early.

Because changing a concept is relatively easy.

Changing a project after planning, detailed documentation or construction has begun is not.

The earlier a problem becomes visible, the more options you usually have to solve it.


The Development Blueprint Moves Toward Feasibility

By this stage, the development has moved a long way from the initial idea.

You understand the Development Site.

You’ve assembled the Development Team.

You’ve established the Development Brief.

And now Concept Design has started testing those assumptions against the physical reality of the project.

The next question becomes unavoidable:

Do the numbers still work?

Because a development can be well designed.

It can respond beautifully to the site.

It can satisfy the planning strategy.

It can create a product the market wants.

But it still needs to make commercial sense.

That means bringing design, cost, revenue and risk together into a more informed feasibility assessment.
